Do I own my own residence at The Langford at College Station?

No, The Langford owns and maintains the property, which means that they also pay the property taxes and property insurance. Your residency agreement provides for your occupancy of your independent living residence, complete with the relevant services and clubhouse amenities as long as you can live independently. The Langford is a “Continuing Care Retirement Community” (CCRC) which means when you live there you get more than a condo-style flat, you get the insurance of on-site, discounted future healthcare and the peace of mind that brings.
What is a health care benefit?

Of the many Continuing Care Retirement Communities available today, some like The Langford offer what’s called a health care benefit, or a discount given to independent living residents should they require future health care. The Langford’s health care benefit, for example, offers independent living residents the following life long discounts:

10% discount on assisted living
15% discount on memory support services
20% discount on Crestview skilled nursing services

What will I pay to enter the community?

To move to your independent living condo-style flat, you pay a 90% refundable entrance fee (other options may be available), and a monthly service fee that covers services, clubhouse amenities and priority access to life long discounted future health care services. Our entrance fee and monthly service fees are competitive within the area, and are different for each residence. A portion of your fees may be tax-deductible.
What is the difference between an entry fee CCRC and a rental CCRC?

Good question! These communities seem similar at first glance, but the difference is what you will pay over time. Both types of communities typically have a continuum of care (which can include all or some of these areas of care: independent living, assisted living, memory support, skilled nursing and rehab). An entry fee community typically offers priority access to future health care if ever needed, and at a discounted rate. Rental communities are pay as you go.

When will The Langford open so that I can move in?

We will most likely be open for move ins during the first half of 2018, however this is somewhat of a moving target and will depend on things like weather, sub contractor availability, sales momentum etc. We plan on starting construction by the end of 2016.
Right now we are just beginning to pre-sell the 72 condo-style flats, and your best opportunity to be a part of The Langford is to sign up for a private appointment so that you can reserve your condo-style flat. As a reservation depositor, you will be able to personalize your condo-style flat, receive the lowest available pricing, and be first to learn new information about The Langford as it comes available.
